nicht vs kein

When you negate an answer with nein, you must use the negative kein (not a, not

any, none), which follows the verb ist in the sentence. 

However, if a definite article (der, die, das) or a possessive pronoun precedes a noun that is negated, nicht is used in place of kein.

Examples:

Question:  Ist das ein Haus?

Answer: Nein, das ist kein Haus.

Question:  Ist das der Lehrer?

Answer: Nein, das ist nicht der Lehrer.

Question:  Ist das Ihr Bruder?

Answer: Nein, das ist nicht mein Bruder.
